Evidence coverage counts five terms on each linked lender page: rate, points or fees, loan size, leverage, and closing time. It does not count funded loans.

1. Recorded loans
Mortgage-record datasets can contain lender, amount, rate, term, and recording date. Coverage must be measured by state and lender before publication.
2. Private-lender classification
Link recorded loans to lender identities, geography, and product types. This separates private-money activity from broader mortgage records.
3. Client-funded loans
Final settlement and signed loan documents give us verified rate and cost data from our own closed transactions, subject to client permission.
4. Market context
Industry averages and Treasury yields help show trends but never substitute for lender-specific terms.
